If you are budgeting for a roof replacement, you need to know what the total price covers. Removing a straightforward metal roof is a different job from replacing asbestos sheeting, changing roof materials or correcting the roof pitch.

A roof replacement budgeting example

One published Brisbane roofing guide gives an indicative metal roofing rate of $80–$150 per square metre. Applying that rate to an assumed roof area shows how a roofing allowance is calculated:

Removal, access equipment, structural work and other items may change the total. Your current quote needs to identify the complete work and the amount payable, including GST where applicable.

What affects roof replacement costs in Brisbane?

The measured roof area and shape

Your home's floor area is not the same as its roof area. The roof slope, eaves and any attached roof sections affect the measurements. More roof area means more material to remove, supply and install.

Shape matters too. A roof with several valleys, changes in direction and wall junctions needs more detailing than a simple roof of a similar size. Ask which roof sections the quote includes, particularly around extensions, verandahs and garages.

The roof being removed

Metal sheets, tiles and asbestos-cement roofing need different removal arrangements. The quote should account for taking off the existing covering and removing the waste from the property.

For asbestos roof replacement, NuRoof coordinates appropriately licensed removal professionals before the new roofing is installed. This is a separate stage that needs to be included in the project planning and price.

Height, access and roof pitch

A high-set house with restricted access can need a different setup from a low-set home with clear access around the building. Edge protection, scaffolding, material handling and the way old roofing leaves the site all affect the work involved.

Roof pitch also affects the roofing system that can be used. On our Ascot unit block project, the roof was re-pitched before a new KLIP-LOK® system was installed. The scope included correcting the fall as well as replacing the covering.

Your new roofing material and profile

A metal roof replacement quote should identify the selected roofing product, profile and finish, along with the required flashings and cappings. A new tiled roof has its own material and installation requirements.

If you are considering a tile-to-metal conversion, allow for assessment of the battens, supporting structure and tie-downs. Changing the covering can involve preparation work beyond removing tiles and fitting metal sheets.

Insulation, drainage and solar panels

Roof blanket, sarking, insulation, ventilation, gutters and downpipes should be discussed while the quote is being prepared. Some may be included in the proposed roofing system; others may be optional or priced separately.

If you have solar panels, ask whether removal and reinstatement are included and who will coordinate the work. Tell the roofer about skylights and other roof-mounted equipment as well.

What should your roofing quote include?

Before comparing totals, check that each contractor has priced the same job. The QBCC's guidance on comparing quotes recommends matching the scope, materials and timelines and checking for exclusions and additional charges.

  • Removal: the existing roofing and components being taken off, plus waste handling and disposal.
  • Access: the scaffolding, edge protection and material-handling arrangements included.
  • New roofing: the product, profile, finish, flashings, cappings and fixings.
  • Preparation: identified batten, timber or other supporting work.
  • Additional items: insulation, sarking, ventilation, gutters, downpipes and solar work.
  • Documentation: any applicable certification, inspections, fees and insurance arrangements.
  • Price and terms: the total including GST where applicable, exclusions, allowances, payment stages and quote expiry date.

If one quote includes gutter replacement and another leaves the gutters in place, the totals are covering different work. Ask for those differences to be explained before deciding which proposal suits your home and budget.

What if damage is found under the old roof?

Some timber damage or problems with earlier work only become visible after the roof covering is removed. Ask how the contractor will handle those discoveries and whether the quote contains any allowances.

Where additional work changes the contract, get the work, price and effect on timing documented. The QBCC generally requires variations to be provided and agreed in writing before that work starts, with a limited exception for urgent circumstances. Its contract variation guidance explains the process.

Plan the budget around the work your home needs

Start by discussing known leaks, past repairs and anything else you want addressed while the roof is being replaced. Ask for optional upgrades to be identified separately so you can see how each choice affects the total.

Common questions about roof replacement quotes

Is a price per square metre the complete price?

Only if the quote clearly says what the rate covers. A material-only price and a complete removal-and-installation price cover different work. Confirm the measured area, inclusions, separate charges and GST.

Are new gutters automatically included?

They are included when they form part of the agreed scope. Existing gutters can be assessed, with replacement or changes included where needed. Check the written quote rather than assuming all drainage components will be replaced.

Can you price a roof replacement from photos?

Photos can help explain the roof type and visible problems. Measurements, access and the required preparation still need to be assessed before the replacement scope and an accurate quote can be confirmed.
