Roof replacement is a good time to review your insulation and upgrade it where needed. That does not mean every home needs all its insulation replaced. Start by checking what is there, its condition and how it fits with the proposed roof.

Why consider insulation while the roof is being replaced?

Ceiling insulation, roof blankets and sarking: what is the difference?
These terms can appear together in a quote, but they describe different parts of the roof and ceiling system. Ask where each proposed product will sit and what job it is intended to do.

What R-value should you choose?

If noise is a concern with your metal roof replacement, raise it when discussing the specification rather than expecting any blanket to make the roof soundproof.
What needs checking before ceiling insulation is added?
Your Home recommends a licensed electrician assess existing wiring and fittings before insulation is added, and a qualified professional carry out the installation. Clearances around lights and electrical equipment must suit their ratings and installation instructions.
Confirm who will arrange these checks and include any required electrical work in the plan. This is particularly useful when several trades will be involved in the roof replacement.
What should the insulation part of your quote include?
A line saying “insulation included” leaves a lot unanswered. Ask for:
- Products and locations: what will go beneath the roofing, above the ceiling or in both places.
- Performance details: the product rating, thickness and relevant installed system performance.
- Existing material: what will remain, what will be removed and whether disposal is included.
- Extent of work: the areas covered and any access limits or exclusions.
- Related work: electrical checks, moisture management and any changes to ventilation.
- Price and timing: the total including GST, separately priced options and when decisions are needed.
