Asbestos-to-Metal Re-Roofing
Asbestos Roof Replacement for Brisbane Homes
An ageing asbestos-cement roof can become difficult to maintain, particularly when the sheets are weathered, damaged or beginning to leak. If replacement is the right option, the old roofing must be removed carefully before a new roofing system can be installed.
At NuRoof Brisbane , we coordinate the removal and replacement stages to give homeowners one clear path from an old asbestos-cement roof to a modern metal roof. The asbestos work is completed by appropriately licensed removal professionals, with the new roofing installed once the removal stage has been safely completed.
An asbestos roof that remains in good condition and is left undisturbed is not automatically an emergency. The concern increases when asbestos-containing material becomes damaged, badly deteriorated or disturbed during building work. Our approach is practical: assess the roof properly, explain the available options and help you make an informed decision.
How Do You Know if a Roof Contains Asbestos?
Asbestos-cement roof sheets were used on many Australian properties before 1990. They can resemble other fibre-cement roofing products, so asbestos cannot be confirmed reliably just by looking at the roof.
If the material has not already been identified, appropriate testing may be required. A sample should be collected safely by a suitably trained person and analysed by a laboratory. Do not climb onto the roof or attempt to break off a sample yourself.
Never Pressure-Clean an Asbestos Roof
High-pressure water cleaning must not be used on asbestos-cement roofing. It can damage the surface and spread asbestos-containing material around the property and neighbouring areas. High-pressure cleaning of asbestos-cement roofs is illegal in Queensland.
The roof should also not be drilled, cut, sanded or otherwise disturbed without the correct safety controls.
When Should an Asbestos Roof Be Assessed for Replacement?
Replacement may be worth considering when:
- Roof sheets are cracked, broken or badly weathered.
- The roof has recurring leaks or deteriorated flashings.
- Previous repairs are no longer providing a reliable result.
- Renovations, extensions or solar installation would disturb the roofing.
- The roof is approaching the end of its practical service life.
- You want to remove the asbestos rather than continue managing it.
Not every asbestos roof needs to be removed immediately. Its condition, location and likelihood of being disturbed should all be considered before deciding what to do.
How the Asbestos Roof Replacement Process Works
Initial Roof Assessment
We discuss the property, the condition of the roof and any known problems. Access, roof pitch, building height, surrounding properties and the proposed replacement material are considered when preparing the scope.
Confirming the Material
If the roof has not been formally identified, testing may be required before work is planned. This confirms whether asbestos is present and helps determine the appropriate removal requirements.
Planning the Project
The removal and roofing stages are coordinated before work begins. This includes access, fall protection, weather planning, removal requirements, waste disposal and the materials needed for the new roof.
Licensed Asbestos Removal
The work area is prepared before the asbestos-cement sheets are removed. The removal team follows the required procedures for handling, containing, transporting and disposing of the material.
Preparing the Roof
After the asbestos-removal stage and required checks are completed, the exposed roof structure can be assessed. The roof is then prepared for its new battens, flashings, cappings and roofing system.
Installing the New Metal Roof
The new metal roofing is installed using a profile suited to the roof’s pitch and design. Ridges, valleys, flashings and penetrations are completed as part of the agreed roofing scope.
A typical residential roof is larger than 10 square metres. In Queensland, removing more than 10 square metres of non-friable asbestos must be performed by a business holding an appropriate Class A or Class B asbestos-removal licence. Friable asbestos requires a Class A licence.

Choosing Your New Metal Roofing System
Replacing an asbestos roof gives you the opportunity to choose a modern metal roofing system suited to the property. Depending on the roof and your quotation, the project may include:
- A metal roof profile suitable for the existing roof pitch.
- New ridge capping, barge flashings and valleys.
- Replacement or modification of gutters where required.
- Roof ventilation options.
- Insulation or roof blanket.
- New flashings around pipes and other penetrations.
- A colour and finish that complements the property.
Every roof is different. The replacement system should be selected for the actual structure rather than choosing a roofing product based on appearance alone.
What Does Asbestos Roof Replacement Cost?
There is no reliable single price because the project involves both regulated asbestos removal and installation of the new roof.
The quotation may be affected by:
- The roof’s size, height and pitch.
- The condition and type of asbestos material.
- Property and equipment access.
- Scaffolding and edge protection.
- The condition of the underlying structure.
- The selected metal roofing system.
- Gutters, insulation and ventilation.
- Skylights, solar equipment and penetrations.
How Long Does Replacement Take?
The timeframe depends on the roof size, access, weather, removal requirements and whether hidden problems are found after the old sheets are removed.
Because the removal and installation stages need to work together, the schedule should be organised before the asbestos roofing is taken off. A clearer expected timeframe can be provided after the property and proposed scope have been assessed.
Final Checks and Handover
The completed roofing work is checked, the site is cleaned and the finished roof is reviewed with the property owner. Relevant documents are supplied where applicable.
Why a Coordinated Approach Matters
An asbestos roof replacement contains two distinct parts: regulated asbestos removal and construction of the new roof. Good coordination helps prevent unnecessary delays and reduces the time the property remains exposed between these stages.
NuRoof Brisbane provides a clear roofing scope and coordinates with appropriately licensed asbestos-removal professionals. We explain what is included, which team is responsible for each stage and what you should expect while the work is underway.
Roofing work is carried out under the listed QBCC licence. Asbestos removal is governed by separate Queensland licensing requirements and must be completed under the appropriate asbestos-removal authority.

Asbestos Roof Replacement FAQs
Is an asbestos roof always dangerous?
Asbestos-cement roofing that remains in good condition and is not disturbed generally presents a lower risk than material that is broken, deteriorating or being worked on. An assessment can help determine whether management or replacement is appropriate.
Can asbestos be identified by looking at the roof?
No. Although the building’s age and appearance of the sheets may indicate that asbestos could be present, laboratory analysis is required to confirm it.
Can an asbestos roof be repaired?
That depends on its condition and the proposed work. Limited management or repair may sometimes be possible, but badly deteriorated roofing or work that would substantially disturb the sheets may make replacement more practical.
Can a new roof be installed over asbestos?
This should not be treated as a simple shortcut. Fixing another roof over asbestos may disturb the existing sheets and leave asbestos concealed within the building. The roof must be properly assessed before choosing a method.
Can we stay home during the removal?
That depends on the property, access and removal plan. The licensed removalist will explain where occupants can safely remain and whether temporary access restrictions are required.
What happens to the removed asbestos?
The asbestos-containing roofing must be contained, transported and disposed of in accordance with Queensland requirements. It cannot be placed in ordinary household rubbish or left on the property.
